Are you a Tenant in Vancouver leasing an apartment or Landlord renting out your condo? The move out is a critical day for ensuring a smooth transition between occupants. Have a look below! Tenant Moving-Out Date According to the BC Residential Tenancy Branch, it is advised that at the End of Tenancy arrangements tenants move out by 1pm of the last day of tenancy. This day is common for the last day of the month. If the tenant wishes to move out on another time or date, it is recommended that the landlord and tenant agree in writing, signed by both parties. Before The Inspection Before the inspection, tenants should make prepare for the date! -Remove all belongings -Clean the unit -Fix any damage (to avoid use of damage deposit) The Landlord MAY use some of the damage deposit to cover DAMAGE costs and CLEANING costs. The Inspection -It is the Landlord's responsibility to schedule the condition inspection. -If not successful in trying to line up a time, you may serve a Notice of Final Opportunity to Schedule a Condition of Inspection - in writing! -The Walk-though. The Tenant and Landlord must inspect the rental TOGETHER. -The Walk through should be completed in an EMPTY unit and before the new tenant comes in -Reasonable WEAR and TEAR is not considered damage and the tenant is not responsible for it. -COMPARE the Move-In and Move-Out inspection reports to identify areas of discussion. -Write down all damage, take PHOTOS. -SIGN the Condition Inspection Report upon completion and a copy of the report must be provided to the tenant within 15 days.
